678 Warranty Deed I, ETHEL W. KROKER, widow of Fred R. Kroker, of Sebring, in the County of Highlands, in the State of Florida, for consideration paid, grant to Philip F1 Gintergale, of 72 Linden Street, Westerly, Rhode Island with Warranty Covenants the land situated and lying in and by the Town of Charlestown in the State of Rhode Island, laid out and delineated as Lots One-Hundred and Forty-Seven (147) and One-Hundred and Forty-Eight (148) on that plat entitled, "OCEAN RIDGE PLAT One Six" in the Town of Charlestown, R. I. Property of Fred E. and Ethel W. Kroker, Surveyed and (plat filed May 1, 1936) by Russell W. Ramminger, Engineer, which plat is of record in the Office of the Town Clerk of the Town of Charlestown, in Plat Book 2 at page 67, together with the right to use the roads and streets as they are laid out upon the plat beforehand referred to and also together with the right to use in common with others, the way forty (40) feet in width designated as "Private Right of Way" and the park and boat landing laid out and designated as "Park and Boat Landing" upon that plat entitled, "Ocean Ridge Plat and Boat Landing" recorded in the said Office of the Town Clerk in Charlestown in Plat Book 1 at page 34 and in the Office of the Town Clerk of the Town of South Kingstown in said State in Plat Book 8 at page 11. But reserving nevertheless, to these grantors, and their heirs and assigns the right to install in the roads and streets, runways, telephone and electric pole lines on the said "Private Right of Way" and the right to maintain the same, provided that no such installation shall be a permanent obstruction or nuisance to any person or persons using the service of the land hereby conveyed and for adjoining and adjacent property. The grantors further reserve the right to use the said "Private Right of Way" and the said "Park and Boat Landing" for their own use and for the use of their heirs and assigns. Subject to Real Estate Taxes of record person. The land hereinabove described is conveyed subject to the following restrictions: (a) No building shall be erected on any lot except within Twenty (20) feet from her boundary of the parcel or Eight (8) feet from the side boundaries of the parcel as distinguished from the street. (b) No building shall be erected on any lot except within Twenty (20) feet from the rear boundary of the parcel. (c) No building shall be erected on any lot except within Twenty (20) feet from the boundary of any other lot. (d) No building shall be erected on any lot except within Twenty (20) feet from her boundary of any parcel not be constructed for any use other than a single family residence.
