635 Warranty Deed We, FRED E. KROKER and ETHEL W. KROKER, husband and wife, of Mayfield in the County of Bristol in the Commonwealth of Massachusetts, grant and convey unto Louis DeSanti Dr. and Julia DeSanti, his wife, of 76 Nutledge Road, Charlestown, for the sum of One Dollar ($1.00) and other good and valuable consideration, with Warranty Covenants the land situated and lying in the Town of Charlestown in the State of Rhode Island, laid out and delineated as follows: Lot Four-Hundred and Sixty (460) on that plat entitled, "OCEAN RIDGE PIN Flat Six" in the Town of Charlestown, R.I., Property of Fred E. and Ethel W. Kroker, Surveyed and platted [?] August, 1955; (1) witnessed R. Eastman, Engineer, which plat is recorded in the Office of the Town Clerk of the Town of Charlestown, in the Plat Book [?] together with the right to use on the roads and streets as they are laid out upon the plat heretofore referenced and together with the right to use in common with others, the way (forty feet) in width designated as "Private Right of Way" and the park bust land lying laid out and designated as "Park and Boat Landing" use that platted, entitled "Ocean Ridge Park and Boat Landing" recorded in the said Office of the Town Clerk or Charlestown in Plat Book 2 at page 84 and in the Office of the Town Clerk of the Town of South Kingstown in said State in Plat Book 84 at page 82. But reserving reservations, to themselves and their grants and heirs the right to install in the roads and streets, telephone and electric pole lines or conduits, gas pipes and water mains, sewer and drainage lines, and to maintain and repair the same, and to construct conversions or extensions of the same, for the service of the land hereby conveyed and for adjoining and adjacent property. The grantors further reserve the right to assign the said reservations, terms, person, corporation or the licensee for the purpose of the same. The hereinabove described parcel of conveyed subject to the following restrictions: (a) There shall be no building extending beyond the building line designated on the plat.
