634 Warranty Deed
This Indenture, made July 14, 1958, between us FRED E. KROKER and ETHEL W. KROKER, his wife, of Mansfield in the County of Bristol in the Commonwealth of Massachusetts, for consideration of [?] paid by RALCO REALTY CORP, a corporation, in hand paid, grant and release and forever quitclaim unto the said RALCO REALTY CORP, its successors and assigns forever, with Warranty Conveyance the land situated and lying in the Town of Charlestown in the State of Rhode Island, laid out and delineated as
Lot Two-Hundred and Seventy (270) and Two-Hundred and Seventy-One (271)
on that plat entitled, "OCEAN RIDGE PLAT" Lot Two [?] in the Town of Charlestown, R.I. Property of Fred E. and Ethel W. Kroker. Surveyed and Platted [?] July, 1954 by Williard R. Easterling/Engineer, which plat is of record in the Office of the Town Clerk of the Town of Charlestown, in Plat Book 2 at page [?].
Together with all the rights, privileges, appurtenances, easements and so on as they are laid out on the plat heretofore referenced or described in the deed, together with the right to use in common with others, the way (forty feet) in width designated as "Private Right of Way" and the park lot and to also together with all the rights to use in common with others, the way (forty feet) in width designated as "Park and Boat Landing" recorded in the said Office of the Town Clerk in Charlestown in Plat Book 2 at page [?].
To have and to hold these premises, and the grants and heirs and assigns the right to install in the roads streets, and telephone poles and electric pole lines cut in the drains, put in water mains, sewer and conduits for gas, electricity and other utilities. The grantees promise to convey by appropriate deed or instrument to any person, firm or corporation for the purpose of furnishing any of said services an easement for the same.
The property hereby conveyed is subject to the following restrictions:
(1) There shall be no building erected covering more than a 1/3 portion of the lot (200 feet by 100 feet) nor shall the boundaries of such building be closer than 20 feet from the front boundary of the lot (200 feet by 100 feet) nor less than the boundaries of each portion. (2) There shall be no building extending over the boundary or Part (eight) feet from the boundary of any lot. (3) All buildings constructed shall be for one family residential use only. (4) All buildings constructed shall be of permanent construction. (5) No building shall be erected on any lot unless it is for the use of the owner. (6) No building shall be used for any purpose other than for one family residential use. (7) No building shall be used for any purpose other than for one family residential use.
