633 Warranty Deed We, FRED E. KROKER and ETHEL W. KROKER, his wife, of Mansfield in the County of Providence in the Commonwealth of Massachusetts, for consideration paid grant to (Mrs.) Alice Newton and (Mrs.) Ruth R angler, of P. O. Box 758, Providence, Commonwealth of Massachusetts, with Warranty Conveyance the land situated and lying in the Town of Charlestown in the State of Rhode Island, laid out and delineated as follows Lot Four-Hundred and Sixty-Nine (469) on that plat entitled, "OCEAN RIDGE Plat Six" in the Town of Charlestown, R.I. Property of Fred E. and Ethel W. Kroker, Surveyed and plotted [August, 1957] signed W. R. [?], which plat is on record in the Office of the Town Clerk of the Town of Charlestown, in Plat Book 1 at page 1 together with the right to use the roads and routes as they are laid out upon the plat unless the plat heretofore referred to and together with the right to use in common with others, the way forty (40) feet in width designated as "Private Right of Way" of the park and the boat landing laid out and designated as "Park and Boat Landing" upon that plat entitled, "Ocean Ridge Park and Boat Landing" recorded in the said Office of the Town Clerk in Charlestown Plat Book 2 at page 4 and in the Office of the Town Clerk of the Town of South Kingstown in said Plat Book 4 at page 88. Reserving nevertheless, to the grantors and their heirs and assigns the right to install in the roads and streets, telephone and electric pole lines or conduits, gas pipes, water pipes and sewer pipes and to maintain the same. The grantors further reserve the right to use the said roads, streets, ways, water and sewer pipes of the land hereby conveyed and for adjoining and adjacent property.
