631 Warranty Deed Charlestown, Rhode Island Know all men by these presents, that Russell Fanning and Mary Fanning, his wife, for and consideration of the sum of Ten Dollars ($10.00) and other valuable consideration paid by Ralco Realty Corp, receipt of which is hereby acknowledged, with Warranty Covenants the land situated and lying in the Town of Charlestown in the State of Rhode Island, laid out and delineated as follows: Lot Three-Hundred and Eighty-Three (383) on that plat entitled, "OCEAN RIDGE PLAT" Two (2) in the Town of Charlestown, R.I. Property of Fred E. Knoher and Ethel W. Knoher, Surveyed and platted ( July, 1954 ) by William R. Hemingway, Engineer, which plat is recorded in the Office of the Town Clerk of the Town of Charlestown, in Plat Book 2 at page 4 together with the right to use the roads and streets as well as they are laid out upon the plat heretofore referenced and also together with the right to use in common with others, the ways (party lot 40 feet in width) designated as "Private Right of Way" and the park best land lying laid out and designated as "Park and Boat Landing" upon that plat entitled, "Ocean Ridge Park and Boat Landing" recorded in the said Office of the Town Clerk in Charlestown in Plat Book 2 at page 48 and in the Office of the Town of South Kingstown in said Plat Book 2 at page 48. But reserving nevertheless, to their grantees and begrants their heirs and assigns the right to install in the roads and streets, telephone and electric poles lines com- puting or conduits, ducts and guys and to maintain the same.
