629 Warranty Deed We, FRED E. KROKER and ETWEL W. KROKER, his wife, of Mansfield, County of Bristol in the Commonwealth of Massachusetts, for consideration paid to us by Alexander C. Pagliarini and Santina Pagliarini, his wife, of 1095 Main Street, North Kingstown, State of Rhode Island, in hand payment receipt whereof we hereby acknowledge, with Warranty Conveyance the land situated and lying in the Town of Charlestown in the State of Rhode Island, laid out and delineated as Lot Three- Hundred and Seventy-nine (379) on that plat entitled, "OCEAN RIDGE Plat Two" filed in the Town of Charlestown, R. I. Property of Fred E. and Etwel W. Kroker, Surveyed and signed by Wilfred E. Kroker, Engineer, which plat is on record in the Office of the Town Clerk of the Town of Charlestown plotted ( July, 1957 ) of Charlestown, in Plat Book 2 at page 17 together with the right to use in common with others, the way (porty 40 feet in width) designated as "Private Right of Way" and the park and boot land lining out and designated as "Park and Boat Landing" under that plat entitled, "Ocean Ridge Park and Boat Landing" recorded in the said Office of the Town Clerk in Charlestown in Plat Book 2 at page 17 and in the Office of the Town Clerk of the Town of South Kingstown in said Plat Book 2 at page 17. But reserving ourselves, and the grantees in their heirs and assigns the right to install in the roads and streets, telephone and electric poles line conduits or guy wires, putting them in and maintaining them as they see fit. The grantees further reserve the right to use the roads and streets, for the purpose of servicing the land hereby conveyed and for adjoining and adjacent property. The grantees further reserve the right to use the siding or the use of materials for the purpose of constructing a driveway to the said lot. This reservation is subject to the provisions of the State of Rhode Island Department of Public Works, person, firm or corporation in the charge per operation. The land herein described is conveyed subject to the following restrictions: (1) No building shall be erected on the land except a single family dwelling house (2) No building shall be erected on the property (20 feet) from any boundary of the property (15 feet) from the road (15 feet) from the boundary of any other lot (10 feet) from the rear boundary of such property. (3) No building shall be erected on the property (20 feet) from the boundary of the park or rear boundary of such property. (4) All buildings constructed on the property shall be for residential purposes only and shall not be used for commercial purposes or may be constructed for use as apartments. (5) All buildings constructed on the property shall be of permanent construction and shall not be of temporary construction. (6) No building shall be erected on the property (20 feet) from the boundary of any other lot (10 feet) from the rear boundary of such property. (7) No building shall be erected on the property (20 feet) from the boundary of any other lot (10 feet) from the rear boundary of such property.
