629 Warranty Deed We, FRED E. KROKER and ETWEL W. KROKER, his wife, of Mansfield, County of Bristol in the Commonwealth of Massachusetts, for consideration paid to us by Alexander C. Pagliarini and Santina Pagliarini, his wife, of 1095 Main Street, North Providence, Rhode Island, grant and release and convey, with Warranty Covenants the land situated and lying in the Town of Charlestown in the State of Rhode Island, laid out and delineated as Lot Three- Hundred and Seventy-nine (379) on that plat entitled, "OCEAN RIDGE Plat Two" filed in the Town of Charlestown, R. I. Property of Fred E. and Ethel W. Kroker, Surveyed and signed by Wilfred E. Kroker, Engineer, which plat is on record in the Office of the Town Clerk of the Town of Charlestown, in Plat Book 2 at page 17 dated ( July, 1932 ) together with the right to use on the roads and streets as are held out upon the plat hereinbefore referred to and together with the right to use in common with others, the way forty (40) feet in width designated as "Private Right of Way" and the park and boat landing laid out and designated as "Park and Boat Landing" under that plat entitled, "Ocean Ridge Park and Boat Landing" recorded in the said Office of the Town Clerk in Plat Book 2 at page 17 and in the Office of the Town Clerk of the Town of South Kingstown in said Plat Book 2 at page 17. But reserving covenants, to ourselves and our grants and heirs and assigns the right to install in the roads and streets, telephone and electric poles line conduits or guy wires, putting in such poles or conduits as we may see fit, and to maintain the same, and the right to use the roads and streets for the purpose of servicing the land hereby conveyed and for adjoining and adjacent property. The grantors further reserve the right to use the siding on the said roads and streets, for the purpose of parking cars, and to maintain the same. The land herein described is conveyed subject to the following restrictions: (1) No building shall be erected on any part of the lot except within the building line (25) feet from the boundary of the lot at Street (or 15 feet from the boundary of the lot at Street) (2) No building shall be erected on any part of the lot except within the building line (25) feet from the boundary of the lot at Street (or 15 feet from the lot line at Street) (3) No building shall be erected on any part of the lot except within the building line (25) feet from the boundary of the lot at Street (or 15 feet from the boundary of the lot at Street) (4) All buildings constructed shall be for one family only and shall be used for residential purposes only.
