628 Warranty Deed We FRED E. KROKER and ETHEL W. KROKER, his wife, of Mansfield of the County of Bristol in the Commonwealth of Massachusetts, for consideration said, grant to John T. Floyd, Jr., John J. Young and Edwin F. Young, of 27 Holden Street, Shrewsbury, Massachusetts [?], with Warranty Covenants the land situated and lying in the Town of Charlestown in the State of Rhode Island, laid out and delineated as Lot Five (5) on that plat entitled, "OCEAN RIDGE Plat One" filed May 21, 1954, in the office of the Town Clerk of Charlestown, R. I. Property of Fred E. and Ethel W. Kroker. Surveyed and plotted ( May 5, 1954 ) Witness R. Esterberry, Engineer/Surveyor, which plat is a record in the Office of the Town Clerk of the Town of Charlestown, in Plat Book 2 at page 8. together with the right to use the roads and lanes as they are laid out upon the plat and the bluffs shoreline referred to of Charlestown, in Plat Book 2 at page 8. and to also together with the right to use in common with others, the way (forty (40) feet in width) designated as "Private Right of Way" and the park and boat landing laid out and designated as "Park and Boat Landing" upon that plat entitled, "Ocean Ridge Park and Boat Landing" recorded in the said Office of the Town Clerk in Charlestown in Plat Book 2 at page 8 and in the Office of the Town Clerk of the Town of South Kingstown in said State in Plat Book 8A at page 82. But reserving, nevertheless, to these grantors and their heirs and assigns the right to install in the roads and streets, vein and telephone cables and electric poles or conduits for gas, fuel, water and sewer mains or other utilities for servicing and adjusting adjacent property. The grantors further reserve the right to assign such rights by grant or deed to any person, firm or corporation for the purpose of furthering the aforementioned utilities. The following restrictions are hereby conveyed subject to the following restrictions: (a) There shall be no building erected upon any lot (except a dwelling house) other than a garage or shed (not to exceed 20 feet in height from the ground) but tow feet (20) from the boundary or plot (8) feet from the street or road. (b) No building shall be erected upon any lot (except a dwelling house) other than a garage or shed (not to exceed 20 feet in height from the ground) but tow feet (20) from the boundary or plot (8) feet from the street or road. (c) No building shall be erected upon any lot (except a dwelling house) other than a garage or shed (not to exceed 20 feet in height from the ground) but tow feet (20) from the boundary or plot (8) feet from the street or road. (d) All buildings shall be constructed of fireproof materials. (e) No building shall be erected upon any lot (except a dwelling house) other than a garage or shed (not to exceed 20 feet in height from the ground) but tow feet (20) from the boundary or plot (8) feet from the street or road. (f) No building shall be erected upon any lot (except a dwelling house) other than a garage or shed (not to exceed 20 feet in height from the ground) but tow feet (20) from the boundary or plot (8) feet from the street or road. (g) No building shall be erected upon any lot (except a dwelling house) other than a garage or shed (not to exceed 20 feet in height from the ground) but tow feet (20) from the boundary or plot (8) feet from the street or road. (h) No building shall be erected upon any lot (except a dwelling house) other than a garage or shed (not to exceed 20 feet in height from the ground) but tow feet (20) from the boundary or plot (8) feet from the street or road. (i) No building shall be erected upon any lot (except a dwelling house) other than a garage or shed (not to exceed 20 feet in height from the ground) but tow feet (20) from the boundary or plot (8) feet from the street or road. (j) No building shall be erected upon any lot (except a dwelling house) other than a garage or shed (not to exceed 20 feet in height from the ground) but tow feet (20) from the boundary or plot (8) feet from the street or road. (k) No building shall be erected upon any lot (except a dwelling house) other than a garage or shed (not to exceed 20 feet in height from the ground) but tow feet (20) from the boundary or plot (8) feet from the street or road.
