:627 Warranty Deed We, FRED E. KROKER and ETHEL W. KROKER, his wife, of Mansfield in the County of Bristol in the Commonwealth of Massachusetts, for and valuable consideration paid to us by William J. Gleason and Mary G. Gleason, his wife, of 294 Flat Avenue, Cranston, Rhode Island, the receipt whereof we hereby acknowledge, with Warranty Covenants the land situated and lying in the Town of Charlestown in the State of Rhode Island, laid out and delineated as follows Lot Three-Hundred and Fifty-Three (353) on that plat entitled, "OCEAN RIDGE Plat Two" in the Town of Charlestown, R.I. Property of Fred E. and Ethel W. Kroker. Surveyed and platted July, 1936 by Willard E. Ramsey, Engineer, which plat is recorded in the Office of the Town Clerk of the Town of Charlestown, in Plat Book 1 at page 8 together with the right to use the roads and streets as they are laid out upon the plat beforehand referred to and also together with the right to use in common with others, the way (forty ft) in each line which is designated within a "Private Right of Way" and the park lot laid out and designated as "Public Park and Boat Landing" upon that plat entitled, "Ocean Ridge Park and Boat Landing" recorded in the said Office of the Town Clerk in Charlestown in Plat Book 2 at page 8 and in the Office of the Town Clerk of the Town of South Kingstown in said Plat Book 2 at page 8. But reserving nevertheless, to these grantors and their heirs and assigns the right to install in the roads and streets, telephone and electric poles lines or conduits, and to maintain the same. The grantors further reserve the right to use the roads and streets as they are laid out upon the plat beforehand referred to, as the land hereby conveyed extends for the purpose of accessing the land hereby conveyed or for adjusting and adjoining property.
