625 Warranty Deed We, FRED E. KROKER and ETHEL W. KROKER, hs wife, of Mansfield in the County of Bristol in the Commonwealth of Massachusetts, for consideration paid and receipt whereof: Frederick E. Hazard and Gladys W. Hazard, hs wife, of 5 Acadia Street, West Hartford, Connecticut, $ 1.00, with Warranty Covenant for the said Bound and Sealed and Inpng in the Town of Charlestown in the State of Rhode Island, in said lot outlined and delivered as Lot Four-Hundred and Eight (408) on that plat entitled, "OCEAN RIDGE PLAT Five in the Town of Charlestown, R.I. Property of Fred E. and Ethel W. Kroker. Surveyed and filed October, 1954 with Wilfred R. Eastwick, Engineer, which plat is of record in the Office of the Town Clerk of the Town of Charlestown, in Plat Book 1 at page 4 together with the right to use the roads and streets as they are now laid out, the plat boundaries hereafter referred to and also together with the right to use in common with others the roads, the way (forty 4 ft) wide known as "Pleasant Way of the Ridge" and the park and boat landing designated and marked as "Park and Boat Landing" then plated "Ocean Ridge Park and Boat Landing" recorded in the Office of the Town Clerk in Charlestown in Plat Book 2 at page 8 and in the Office of the Town Clerk of the Town of South Kingstown in said State in Plat Book 10 at page 62. Reserving nevertheless, to those grantees and their heirs and assigns the right to install in the roads and streets, telephone and electric cable lines or conduits, gas, water and sewer mains, and convey or construct for the storm waters and sanitary purposes any or all further repairs the right to use the signs of all easements to any such installations, provided that such installations shall be made at the expense of said grantees and shall not interfere with the use of said roads and streets, person, firm or corporation for the purpose of furnishing any or all more of the abovementioned facilities. Subject to Real Estate Transfer of Record. The land hereby conveyed is subject to the following restrictions: (a) There shall be no building extending over a Twenty Five (25) feet from roads running east to west and Thirty (30) feet from roads running north or south of this Property or any other Lot on this Plat. (b) No building shall be erected on this property or any other Lot on this Plat unless such building shall be a one story dwelling house for one family only. (c) No building shall be erected on this property or any other Lot on this Plat unless such building shall be set back at least Twenty Five (25) feet from the side lines of the Lot on which it is located. (d) No building shall be erected on this property or any other Lot on this Plat unless such building shall be set back at least Twenty Five (25) feet from the rear line of the Lot on which it is located. (e) No building shall be erected on this property or any other Lot on this Plat unless such building shall be set back at least Twenty Five (25) feet from the side lines of the Lot on which it is located.
