625 Warranty Deed We, FRED E. KROKER and ETHEL W. KROKER, hs wife, of Mansfield in the County of Bristol in the Commonwealth of Massachusetts, for consideration paid and receipt whereof: Frederick E. Hazard and Gladys M. Hazard, hs wife, of 5 Acadia Street, West Hartford, Connecticut, as joint tenants, with Warranty Covenant for Quiet Enjoyment and Selling in the Town of Charlestown in the State of Rhode Island, laid out and delivered as Lot Four-Hundred and Eight (408) on that plat entitled, "OCEAN RIDGE PLAT Five" in the Town of Charlestown, R.I. Property of Fred E. and Ethel W. Kroker. Surveyed and platted [?], October 1954 by Willard R. Eastridge, Engineer, which plat is of record in the Office of the Town Clerk of the Town of Charlestown, in Plat Book 5 at page [?], together with the right to use the roads and streets as they are now laid out, the premises heretofore referred to and together also with the right to use in common with others the roads, the way (forty 4 ft) wide known as "Pleasant Way of the Ridge" and the park and boat landing laid out and designated as "Park and Boat Landing" situated on that plat, "Ocean Ridge Park and Boat Landing" recorded in the Office of the Town Clerk in Charlestown in Plat Book 2 at page 8A and in the Office of the Town Clerk of the Town of South Kingstown in said State in Plat Book 8A at page 62. Reserving nevertheless, to those grantees and their heirs and assigns the right to install in the roads and streets, telephone and electric cable lines or conduits, gas, water and sewer mains, and convey or construct for storm water and sanitary purposes any and all further sewers necessary for the proper drainage of the premises, provided that such installation shall be made in a workmanlike manner and shall not interfere with the use of said roads and streets; further the right to use the right of way to the said easements to any extent necessary, person, firm or corporation for the purpose of furnishing any one or more of the aforementioned utilities. Subject to Real Estate Transfer of Record. The land hereby conveyed is subject to the following restrictions: (a) There shall be no building extending over a Twenty Five Feet (25 ft) from roads running east to west and Thirty Five Feet (35 ft) from roads running north or south on this property or any other Lot on this Plat. (b) No building shall be erected on this property or any other Lot on this Plat unless it is a single family dwelling house. (c) No building shall be erected on this property or any other Lot on this Plat unless it is set back at least Twenty Five Feet (25 ft) from the side lines of the Lot. (d) No building shall be erected on this property or any other Lot on this Plat unless it is set back at least Twenty Five Feet (25 ft) from the rear line of the Lot. (e) No building shall be erected on this property or any other Lot on this Plat unless it is set back at least Twenty Five Feet (25 ft) from the side lines of the Lot. (f) No building shall be erected on this property or any other Lot on this Plat unless it is set back at least Twenty Five Feet (25 ft) from the side lines of the Lot. (g) No building shall be erected on this property or any other Lot on this Plat unless it is set back at least Twenty Five Feet (25 ft) from the side lines of the Lot.
