624 Warranty Deed We, FRED E. KROKER and ETHEL W. KROKER, his wife, of Mansfield in the County of Bristol in the Commonwealth of Massachusetts, for consideration paid, grant to Vincent A. Balocchetti and Anna Balocchetti, his wife, of 47 Tremont Street, Hartford, Connecticut etc and joint tenants, the land and premises with the appurtenances thereof in the Town of Charlestown in the State of Rhode Island, laid out and delineated as With Warranty Certains the land described and referred to in the following: Four Hundred Pounds-and Forty-Four (446) on that plat recorded, "OCEAN RIDGE Plot Five" in the Town of Charlestown, R. I. Property of Fred E. and Ethel W. Kroker. Surveyed and plated (October , 1954) by W. Rutherford Engineer, which plat is recorded in the Office of the Town Clerk of the Town of Charlestown, in Plat Book 2 at page 87, together with the right to use the roads and streets as they lie upon the plat aboveheretofore referred to and also together with the right to use in common with the others, the right of way forty (40) feet in width "Private Right of Way" of the park and the boot land and also together with the right to use in common with the others, the right of way forty (40) feet in width "Private Right of Way" and "Park and Boat Landing" upon that plat entitled, "Ocean Ridge Park and Boat Landing" recorded in the said Office of the Town Clerk in Charlestown in Plat Book 2 at page 87 a page but as SA page 63. By this deed conveying, to these grantees and their heirs and assigns the right to install in the roads and streets, telephone and electric poles or lines conduits, gas, water and sewer mains, and sewers and conduits for water and sewer purposes only. The grantor reserves the right to sign the use of said easements to any other person, firm or corporation for the purpose of furnishing any one or more of the above utilities. Subject to the following Restrictions: (a) There shall be no building extending over a line Twenty-Five (25) feet from the boundary line of the property at the point or Points (if there are more than one) where the building is closest to the boundary line. (b) There shall be no shelving or creating overhang on this property of less than Five (5) feet from the boundary line of the property at the point or Points (if there are more than one) where the shelving or creating overhang is closest to the boundary line. (c) No building shall be erected on this property of more than one story. (d) No building shall be erected on this property unless it is set back at least twenty (20) feet from the front boundary line of the property. (e) No building shall be erected on this property unless it is set back at least twenty (20) feet from the side boundary lines of the property. (f) No building shall be erected on this property unless it is set back at least twenty (20) feet from the rear boundary line of the property. (g) No building shall be erected on this property unless it is set back at least twenty (20) feet from the front boundary line of the property. (h) No building shall be erected on this property unless it is set back at least twenty (20) feet from the side boundary lines of the property.
