624 Warranty Deed We, FRED E. KROKER and ETHEL W. KROKER, wife of Mansfield of the County of Bristol in the Commonwealth of Massachusetts, for consideration paid, grant to Vincent A. Baiocchetti and Anna Baiocchetti, his wife, of 47 Tremont Street, Hartford, Connecticut etc and joint tenants, the land and premises in the Town of Charlestown in the State of Rhode Island, laid out and delineated as with Warranty Covenants and subject to all taxes and easements of the Town of Charlestown in the State of Rhode Island, laid out and delineated as Four Hundred-Pound and Forty-Six (446) on that plat recorded, "OCEAN RIDGE Plot Five" in the Town of Charlestown, R.I. Property of Fred E. and Ethel W. Kroker. Surveyed and plotted (October , 1954) by W. Remondest Engineer, which plat is recorded in the Office of the Town Clerk of the Town of Charlestown, in Plat Book 2 at page 87, together with the right to use the roads and streets as they are laid out upon the plat heretofore referred to and also together with the right to use in common with others, the right of way forty (40) feet in width known as "Private Right of Way" and the park and boat landing known as "Park and Boat Landing" upon that plat entitled, "Ocean Ridge Park and Boat Landing" recorded in the Said office of the Town Clerk in Charlestown in Plat Book 2 at page 87 and in the Office of the Town Clerk of the Town of South Kingstown in said State in Plat Book 54 at page 63. By this act conveying, to these grantees and their heirs and assigns the right to use the roads and streets, telephone and electric poles or conduits, gas, drain and water mains and sewer, and conduits for water and sewer utility maintenance. The grantor further reserve the right to use the said easements as to the property of the grantor, and the right to use the said easements for the purpose of installing, maintaining and replacing utility poles, conduits, gas, drain and water mains, sewer, form or corporation for the purpose of furnishing any one or more of the above utilities. Subject to the Bylaws of the Association of record.
