623 Warranty Deed We, FRED E. KROKER and ETHEL W. KROKER, hie wife, of Mansfield in the County of Worcester in the Commonwealth of Massachusetts, for consideration paid, grant to Charles H. Authelet, Jr. and Katherine R. Authelet, his wife, of 187 Knollwood Avenue, Providence, Rhode Island, in their right of survivorship, with Warranty Covenants the land situated and lying in the Town of Charlestown in the State of Rhode Island, said land out delineated and as described Lot Four-Hundred and Twenty (420) on that plat entitled, "OCEAN RIDGE Plat Five One" in the Town of Charlestown, R. I. Property of Fred E. and Ethel W. Kroker. Surveyed and plotted (Witness R. Endicott, Engineer), which plat is on file in the Office of the Town Clerk of the Town Charlestown of, Charlestown in Plat book 5 at page 4 together with the right to use in common with others, in the way forty (40) feet in width designated "Private Right of Way" and the back part of the land lying out delineated and as designated "Park and Boat Landing" upon that plat entitled, "Ocean Ridge Park and Boat Landing" recorded in the said Office of the Town Clerk in Charlestown in Plat book 2 at page 84 But reserving nevertheless, to themselves and their heirs and assigns the right to install in the roads and streets, telephone and electric poles lines or conduits for gas, water and sewers, water mains and sewers, and to maintain the same.
