619 Warranty Deed We, FRED E. KROKER and ETHEL W. KROKER, his wife, of Mansfield in the County of Bristol in the Commonwealth of Massachusetts, for consideration paid grant to Oscar E. Flaig and Doris M. Rice, of his wife, of 13 Sage Park Road, Winsor, Connecticut, by Quit Claim Deed with Warranty Covenants, With Warranty Covenants the land situated and lying in the Town of Charlestown in the State of Rhode Island, laid out and delineated as follows Lot Four-Hundred and Fifty-Two (452) on that plat entitled, "OCEAN RIDGE PLAT Five in the Town of Charlestown, R. I. Property of Fred E. and Ethel W. Kroker, Surveyed and plotted October, 1934 by Wilfred E. Ross, Engineer, which plat is recorded in the Office of the Town Clerk of the Town Clerk of Charlestown in Plat Book 2 at page 87 together with the right to use the roads and streets as they are laid out upon the plat bonitoforehered refered to and also together with the right to use in common with others, the way forty (40) feet in width designated as "Private Right of Way" on the plat and book land laid out and designated as "Park and Boat Landing" upon that plat entitled, "Ocean Ridge Plat and Boat Landing" recorded in the said Office of the Town Clerk in Charlestown in Plat Book 2 at page 87 and in the Office of the Town Clerk of the Town of South Kingstown in said Plat Book 2 at page 88 But reserving nevertheless, to themselves and their grantees and their heirs and assigns the right to install in the roads and streets, telephone and electric poles line conduits or underground cables and to maintain the same, provided that such installation shall not be an unreasonable obstruction to any users of the roads and streets the service of the land hereby conveyed and for adjacent and adjoining properties. The grantors further reserve the right to place on the land conveyed to the grantees, persons, firms or corporations the [?] and to maintain the same, provided that such installation shall not be an unreasonable obstruction to the Real Estate Taxes of Record. The land hereinabove described is conveyed subject to the following restrictions: (1) No building shall be erected on any lot except in the center twenty-five (25) feet from the boundary of the lot (2) No fence shall be erected from (15) feet from the boundary of the parcel as delineated from the front and rear boundaries of such parcel. (3) The distance from the front boundary of the lot to the front of the building shall not be less than fifty (50) feet. (4) No building shall be constructed for any purpose other than a single family dwelling for the use of the owner.
