619 Warranty Deed We, FRED E. KROKER and ETHEL W. KROKER, hs wife, of Mansfield in the County of Bristol in the Commonwealth of Massachusetts, for consideration paid grant to George W. Rice and Doris M. Rice, hs wife, of 13 Sage Park Road, Windsor, Connecticut, by Warranty Covenant the land situated and lying in the Town of Charlestown in the State of Rhode Island, last old and delineated as follows Lot Four-Hundred and Fifty-Two (452) on that plat entitled, "OCEAN RIDGE PLAT Five in the Town of Charlestown, R. I. Property of Fred E. and Ethel W. Kroker, Surveyed and plotted October, 1934 by Wilfred E. [?], Engineer, which plat is recorded in the Office of the Town Clerk of the Town Clerk of Charlestown in Plat Book 3 at page 17 together with the right to use the roads and streets as they are laid out upon the plat hereinafter referred to and also together with the right to use in common with others, the way forty (40) feet in width designated as "Private Right of Way" on the plat and back foot landing laid out and designated as "Park and Boat Landing" upon that plat entitled, "Ocean Ridge Plat and Boat Landing" recorded in the said Office of the Town Clerk in Charlestown at Plat Book 2 at page 8 and in the Office of the Town Clerk of the Town of South Kingstown in said Plat Book 2 at page 8. But reserving nevertheless, to themselves and their grantees and to their heirs and assigns the right to install in the roads and streets, telephone and electric poles line conduits or underground cables and to maintain the same, provided that such installation shall not be an obstruction to the use of said roads and streets, nor inconvenience to any grantees for the service of the land hereby conveyed and for adjacent property. The grantors further reserve the right to place on the land hereinafter described, poles, wires, fences, pipes or conduits, for the purpose of providing telephone and electric light service to other lots on the Ocean Ridge Plat to Real Estate Taxes of Record. persons, firms or corporations.
