616 Warranty Deed
We, FRED E. KROKER and ETHEL W. KROKER, his wife, of Mansfield in the County of Windham in the Commonwealth of Massachusetts, for consideration paid grant to Frank S. Cherenzia, John C. Cherenzia, and Francis Cherenzia, of Ashaway Road, Hopkinton, R.I., with Warranty Conveyans the land situated and lying in the Town of Charlestown in the State of Rhode Island, laid out and delineated as follows
Lots Two-Hundred and Seventy-Seven (277), Two-Hundred and Seventy-Eight (278) and Two-Hundred and Seventy-Nine (279)
on that plat entitled, "OCEAN RIDGE Plat Two" filed in the Town of Charlestown, R. I. Property of Fred E. and Ethel W. Kroker, Surveyed and plotted [?] July, 1954, which plat is at record in the Office of the Town Clerk of the Town of Charlestown, in Plat Book 2 at page 10
together with the right to use in common with others, the way (forty (40) feet in width) designated as "Private Right Of Way" and the park and boat landing laid out and designated as "Park and Boat Landing" upon that plat entitled, "Ocean Ridge Park and Boat Landing" recorded in the said Office of the Town Clerk in Charlestown in Plat Book 2 at page 8
all together with the right to use in common with others, the way (forty (40) feet in width) designated as "Private Right Of Way" and the park and boat landing laid out and designated as "Park and Boat Landing" upon that plat entitled, "Ocean Ridge Park and Boat Landing" recorded in the said Office of the Town Clerk in Charlestown in Plat Book 2 at page 8
But reserving nevertheless, to the grantors and their heirs and assigns both the rights to install in the roads and streets, telephone and electric pole lines or conduits from the road center to the property line; provided however that such installation shall not constitute a conveyance or easement by grant from the grantors to the grantees but shall be a license to install and maintain such poles or conduits and the grantors reserve the right to charge a reasonable sum of service for the land hereby conveyed for and adjoining any adjacent property.
