615 Warranty Deed We, FRED E. KROKER and ETHEL W. KROKER, his wife, of Mansfield in the County of Bristol in the Commonwealth of Massachusetts, for consideration said grant to Benjamin F. Addy, Sr. of Boy's School, Howard, Rhode Island with Warranty Conveyance the land situated and lying in the Town of Charlestown in the State of Rhode Island, laid out and delineated as follows Lot One-Hundred and Forty-Two (142) on that plat entitled, "OCEAN RIDGE Plat One" in the Town of Charlestown, R.I. Property of Fred E. and Ethel W. Kroker, Surveyed and plotted ( May & June, 1954 ) by William E. [?] [?] [?], which plat is on record in the Office of the Town Clerk of the Town of Charlestown, in Plat Book [?] page [?], together with the right to use the roads and streets as they are laid out upon the plat unless the beforehand referred to ordinance changes or with the right to use in common with others, the highway ( forty feet ) in width designated as "Private Right of Way" and the park belt landing laid out and designated as "Park and Boat Landing" upon that plat entitled, "Ocean Ridge Park and Boat Landing" recorded in the said Office of the Town Clerk in Charlestown in Plat Book 2 at page 87 and in the Office of the Town Clerk of the Town of South Kingstown in said Place in Plat Book 8 at page 217. Reserving moreover to themselves, in their grantees and their heirs and assigns the right to install in the roads and streets, telephone and electric poles and lines or conduits, gas and water pipes and cables in the soil of the said roads and streets. The grantors further reserve the right to access the said roads and streets for the purpose of maintaining and repairing the said poles, lines, conduits, pipes and cables. The grantors further reserve the right to assess the said grantee for Taxes of Roads. person, firm or corporation for the purpose of said maintenance. The before described land is conveyed subject to the following restrictions: (a) There shall be no building erected on any lot except in the rear twenty-five (25) feet from the boundary or the verge
