Warranty Deed 613 We, FRED E. KROKER and ETHEL W. KROKER, his wife, of Mansfield in the County of Bristol in the Commonwealth of Massachusetts, for consideration paid, grant to Harry Stephen Legner and Catherine Mary Legner, his wife, of 135 Sterrey Street, Providence, Rhode Island, in their right of tenancy by the entirety, with Warranty Covenants the land situated and lying in the Town of Charlestown in the State of Rhode Island, laid out and defined as Lot Three-Hundred and Thirty-Five (335) on that plat entitled, "OCEAN RIDGE PLAT Two in the Town of Charlestown, R.I. Property of Fred E. and Ethel W. Kroker. Surveyed and [?] filed July , 1954 by Wilfred R. [?] Engineering, which plat is of record in the Office of the Town Clerk of the Town of Charlestown, in Plat Book 2 at page 27 together with and appurtenant with the right to use in common with others, the way forty (40) feet in wide designated as "Private Right of Way" on the park and boat landing laid out and designated as "Park and Boat Landing" and described in the said Office of the Town of Charlestown in Plat Book 2 at page 27 and in the Office of the Town Clerk of the Town of South Kingstown in said State in Plat Book 8A at page 82. But reserving nevertheless, to themselves and their grants and heirs the right to install in the roads and streets, telephone and electric poles and lines in common with the right to maintain the same and to install underground conduits or sewers for the purpose of providing water, sewer service for the land hereby conveyed and for adjoining and appurtenant property. The grantors further reserve the right to assign the said grants for the service persons, firm or corporation for the purpose of providing water, sewer service and electric, gas and telephone services.
