612 Warranty Deed We, FRED E. KROKER and ETHEL W. KROKER, his wife, of Mansfield in the County of Windham in the Commonwealth of Massachusetts, for consideration paid, grant to William L. C. Walshe and Virginia H. Walshe, his wife, of 122 Bellevue Avenue, Warwick, Rhode Island, in said state, with Warranty Conveyance the land situated and lying in the Town of Charlestown in the State of Rhode Island, laid out and delineated as One Lot Hundred-and Thirty-Six (136) on that plat entitled, "OCEAN RIDGE Plat One" in the Town of Charlestown, R.I. Property of Fred E. and Ethel W. Kroker, Surveyed and plotted (June 4, 1954) by W. E. [?] Engineer, which plat is of record in the Office of the Town Clerk of the Town of Charlestown, in Plat Book 2 at page 4 together with the right to use the roads and streets as they are laid out upon the plat heretofore referenced to and together also with the right to use in common with others, in the way forty (40) feet in width designated as "Private Right of Way" and the park but lot and together also with the right to use in common with others, in the way forty (40) feet in width designated as "Park and Boat Landing" servant to that plat entitled, "Ocean Ridge Park and Boat Landing" recorded in the said Office of the Town Clerk in Charlestown in Plat Book 2 at page 4 All being subject to the reservations, covenants and their heirs and assigns the right to install in the roads to streets, telephone and electric pole lines or conduits, gas, water, sewer mains and water sewers, and extend conduits for water and sanitary sewers within the boundaries of the property described herein, provided that such installation shall not interfere with the use of the property. The grantees further reserve the right to use the right of easement to any service, firm, person or corporation for the purpose of furnishing any one or more of the aforesaid utilities. Subject To The Terms And Conditions Of Record. The above mentioned easements are subject to the following restrictions and conditions in the following references: (1) There shall be no building extending over a ten (10) foot line from the boundary of the lot (except the ten foot line from the boundary of the East or Right line from the road). (2) There shall be no building extending over a ten (10) foot line from the North and South boundaries of such lot. (3) There shall be no shed or dwelling constructed on or extending over the ten (10) foot line from the West or Left boundary of such lot. (4) There shall be no shed or dwelling constructed on or extending over the ten (10) foot line from the rear boundary of such lot. (5) All buildings constructed on any lot shall be set back twenty (20) feet from the road. (6) No structure shall be erected on any lot except for dwellings, garages, sheds, greenhouses, etc., and no business of any kind shall be conducted thereon. (7) No livestock shall be permitted on any lot except for dogs, cats, birds, rabbits, goats, sheep, pigs, cows, horses, donkeys, mules, etc. (8) No wood from the wood lot be permitted to be cut and sold. (9) No trees shall be removed from the interior boundaries till approved by the owners. (10) No fence shall be erected on any lot except for dwellings, garages, sheds, greenhouses, etc., and no business of any kind shall be conducted thereon. (11) No fences shall be erected on any lot except for dwellings, garages, sheds, greenhouses, etc., and no business of any kind shall be conducted thereon.
