612 Warranty Deed We, FRED E. KROKER and ETHEL W. KROKER, his wife, of Mansfield in the County of Windham in the Commonwealth of Massachusetts, for consideration paid grant to William F. C. Walshe and Virginia H. Walshe, his wife, of 122 Bellevue Avenue, Warwick, Rhode Island, with Warranty Conveyance the land situated and lying in the Town of Charlestown in the State of Rhode Island, laid out and delineated as One Lot Hundred-and Thirty-Six (136) on that plat entitled, "OCEAN RIDGE Plat One" in the Town of Charlestown, R.I. Property of Fred E. and Ethel W. Kroker, Surveyed and filed W. E. [?] Engineer, which plat is of record in the Office of the Town Clerk of the Town of Charlestown, in Plat Book 2 at page 4 together with the right to use the roads and streets as they are laid out upon the plat heretofore referenced and together also with the right to use in common with others, in the way forty (40) feet in width designated as "Private Right of Way" and the park but also and together with the right to use in common with others in the way forty (40) feet in width designated as "Park and Boat Landing" served that plat entitled, "Ocean Ridge Park and Boat Landing" recorded in the said Office of the Town Clerk in Charlestown in Plat Book 2 at page 4 Subject to the reservations, grants and covenants therein and their heirs and assigns the right to install in the roads to streets, telephone and electric pole lines or conduits, gas, water and sewer mains and sewers, and other conduits for water and sewer sanitation as may be required from time to time by the Town of Charlestown or the State of Rhode Island. The grantees further reserve the right to align the use of all easements to any sewer, fire, person or corporation for the purpose of furnishing any one or more of the aforesaid utilities. Subject To The Terms And Conditions Of Record.
