Warranty Deed
We, FRED E. KROKER and ETHEL W. KROKER, his wife, of Mansfield, in the County of Bristol in the Commonwealth of Massachusetts, for consideration and grant to, George B. Lee and Louise Lee, his wife, of 1639 Post Road, Warwick, Rhode Island, in said State
with Warranty Conveyance the land situated and lying in the Town of Charlestown in the State of Rhode Island, laid out and delineated as

together with the right to use the ways and roads and streets as they are laid out upon the plat above referenced therefore
and to together with the right to use in common with others, the ways (forty feet) in wide designated as "Private Rights of Way" and the park and the
land lying limited and delineated as "Park and Boat Landing" using that entitled, "Ocean Ridge Park and Boat Landing" recorded in the said Office of the
Town Clerk in Charlestown in Plat Book 2 at page 11
and in the Office of the Town Clerk of the Town of South Kingstown in said State in Plat Book
85 at page 63.
By reserving reservations, to these grantees and their heirs and assigns the right to install in the roads and streets, telephone and electric pole lines or com-
munication lines, gas, water and sewer mains, sewer and conduit for the purpose of installing and maintaining the same, provided that no such installation shall
encumber, form or corporation for the purpose of installation of furnished utilities. The grantees further reserve the right to push the said installation of conduits to any
reasonable distance from the center of the road, provided that such installation shall not interfere with the use of the road.
The land herein conveyed is subject to the following restrictions and reservations:
(1) There shall be no building constructed on any lot except a single family dwelling house (with garage) not less than 20 feet from the boundary of the lot (front) from
the street (side) 10 feet from the boundary of the lot (rear) 10 feet from the boundary of the lot (front) (2) There shall be no dwelling constructed or any other structure
