611 Warranty Deed We, FRED E. KROKER and ETHEL W. KROKER, his wife, of Mansfield in the County of Bristol in the Commonwealth of Massachusetts, for consideration and grant to, George E. Lee and Louise Lee, his wife, of 1639 Post Road, Warwick, Rhode Island, in said State with Warranty Conveyance the land situated and lying in the Town of Charlestown in the State of Rhode Island, laid out and delineated as Lot Four-Hundred and Sixteen (416) in the Town of Charlestown, R.I. Property of Fred E. and Ethel W. Kroker, Surveyed and plotted [?] October, 1954 on plat entitled, "OCEAN RIDGE PLAT Five in the Town of Charlestown, R.I. Property of Fred E. and Ethel W. Kroker, Surveyed and plotted [?] October, 1954 on plat entitled, "OCEAN RIDGE PLAT Five [?] Witnessed R. [?] Engineer, which plot is laid and recorded in the Office of the Town Clerk of the Town of Charlestown, in Plat Book 2 at page 11 and more particularly described as follows: A lot marked 416 and set off in dimensions as they are laid out upon the plat above referenced therefore with to and together, with the right to use in common with others, the ways (forty feet in width) designated as "Private Right of Ways" the park and the boat landing laid out and designated as "Park and Boat Landing" upon that plat entitled, "Ocean Ridge Park and Boat Landing" recorded in the said Office of the Town Clerk in Platbook 2 at page 11 and in the Office of the Town Clerk of the Town of South Kingstown in said State in Plat Book 85 at page 61. Reserving unto ourselves, to the grantees and their heirs and assigns the right to install in the roads and streets, telephone and electric pole lines or conduits, gas, water and sewer mains, sewer and conduits for adjusting and adjoining property. The grantors further reserve the right to pass the said lot of land and easements to any person, firm or corporation for the purpose of furnishing the amenities of utility services. The lot herein described is subject to the following restrictions: (1) There shall be no building constructed on any lot except in the center thereof. (2) No building shall be constructed on any lot (except in the center thereof) but ten feet from the boundary of the lot (except in the center thereof).
