610 Warranty Deed We, FRED E. KROKER and ETHEL W. KROKER, hs wife, of Mansfield in the County of Bristol in the Commonwealth of Massachusetts, con- sideration paid, grant to Anthony J. Bottella and Amelia R. Bottella, hs wife, of 50 Corona Street, Warwick, Rhode Island, as joint Tenants with Warranty Covenants the land situated and lying in the Town of Charlestown in the State of Rhode Island, laid out and delineated as Lot Two-hundred and Sixty-Eight (268) on that plat entitled, "OCEAN RIDGE Plat Two" in the Town of Charlestown, R.I. Property of Fred E and Ethel W Kroker, Surveyed and planted (July, 1954) by Wilfred R. Eastman, Engineer, which plat is of record in the Office of the Town Clerk of the Town of Charlestown, in Plat Book 2 at page together with the right to use the roads and streets as are now laid out upon the plat heretofore referenced to and also together with the right to use in common with the others, the way (forty ft) in extent which is designated as "Private Right of Way" and the park but landing area designated as "Park and Boat Landing" situated on that plat entitled, "Ocean Ridge Park and Boat Landing" recorded in the said Office of the landing area designated as "Park and Boat Landing" situated on that plat entitled, "Ocean Ridge Park and Boat Landing" recorded in the said Office of the Town of Charlestown in Plat Book 2 at page and in the Office of the Town Clerk of the Town of South Kingstown in said State in Plat Book 8A at page 62. Granting and conveying, to these grantees and their heirs and assigns the right to enjoy the roads in the streets and lanes, telephone and electric poles line cut or drains, the gule, and water mains, sewer and conduits, for storm water and sanitary purposes whatever. The grantors further reserve the right to make the use of said easements to the same extent as the grantors have heretofore used the same.
