609 Warranty Deed We, FRED E. KROKER and ETHEL W. KROKER, his wife, of Mansfield in the County of Coventry in the Commonwealth of Massachusetts, for consideration given and quitclaim to Arthur Alexander and Lily Alexander, his wife, of 37 Willow Road, Charlestown, Rhode Island, as joint tenants, and by these presents do grant, bargain and convey in the Town of Charlestown in the State of Rhode Island, laid out and delineated as with Warranty Covenanted and agreed and conveyed and typed in the Town of Charlestown in the State of Rhode Island, laid out and delineated as Lots Thirty-Three (33), Thirty-Four (34) and Thirty-Six (36) on that plan entitled, "OCEAN BIG ROCK Plat One" in the Town of Charlestown, R.I. Property of Fred E and Ethel W. Kroker, Surveyed and plated ( May 4, 1954, by Wilson R. Easterbrook, Engineer, which plat is of record in the Office of the Town Clerk of the Town of Charlestown, in Plat Book 2 at page 34 together with the right to use as the roads and streets as they are laid out and used the plat boundaries between the lot and to also along together with the right to use in common together with the owners of the other lots the "Private Right of Way" and the park both listed and delineated as "Park and Boat Landing" situated on that plat entitled, "Ocean Big Rock Park and Boat Landing" recorded in the said Office of the Town Clerk held in Charlestown in Plat Book 2 at page 34 and in the Office of the Town Clerk of the Town of South Kingstown in said State in Plat Book 8A at page 67. Subject reserving nevertheless, to their grants and grantees their heirs and assigns the right to install in the roads and streets, telephone and electric pole lines or conduits, gas, water and sewer mains and separate conduits for storm water and sanitary purposes at any reasonable distance from the center of the said roads and streets and to maintain the same. The grantors further reserve the right to sign off the use of the said easements to any person, firm or corporation for the purpose of furnishing any one or more of the aforesaid utilities. Subject to Real Estate Tax of Record. The land herein conveyed is subject to the following restrictions: (a) There shall be no building extending over a line Thirty-Five (35) feet (from the road facing edge) of any Property Lot as shown on the plat. (b) There shall be no building extending over a line Twenty-Five (25) feet (from the road facing edge) of any Property Lot as shown on the plat.
