609 Warranty Deed We, FRED E. KROKER and ETHEL W. KROKER, his wife, of Mansfield in the County of New London in the Commonwealth of Massachusetts, for consideration paid and premises agreed upon between us and Arthur Alexander and Lily Alexander, his wife, of 37 Willow Road, Charlestown, Rhode Island, as joint tenants, and in consideration of the seal and signing and taping in the Town of Charlestown in the State of Rhode Island, laid out and delineated as follows: Lets Thirty-Three (33), Thirty-Four (34) and Thirty-Six (36) on that plan entitled, "OCEAN BIG ROCK Plat One" in the Town of Charlestown, R.I. Property of Fred E and Ethel W. Kroker, Surveyed and plated ( May & June, 1954, by Wilfred R. Easterbrook, Engineer, which plat is of record in the Office of the Town Clerk of the Town of Charlestown, in Plat Book 2 at page 34 together with the right to use as the roads and streets as they are laid out upon the plat heretofore referred to and to also and together with the right to use in common together with the owners of the other lots the "Private Right of Way" and the park both hereinto referred to and also and together with the right to use in common together with the owners of "Ocean Ridge Park and Best Landing" recorded in the said Office of the Town Clerk both as "Private Right of Way and Park and Best Landing" recorded in the said Office of the Town Clerk of the Town of Charlestown in Plat Book 2 at page 34 and in the Office of the Town Clerk of the Town of South Kingstown in said State in Plat Book 8A at page 67. Both reserving nevertheless, to themselves and their heirs and assigns the right to install in the roads and streets, telephone and electric pole lines or conduits, gas, drain and water sewers and separate conduits for storm waters and sanitary purposes at any point and in any manner they may see fit. The grantors reserve the right to use the said roads and streets for the purpose of furnishing any one or more of the above mentioned utilities. The grantors further reserve the right to sign off the use of the said easements to any person, firm or corporation for the purpose of furnishing any one or more of the above mentioned utilities. Subject to Real Estate Record of Record. The land herein conveyed is subject to the following restrictions: (a) There shall be no building extending over a line Thirty-Five (35) feet (from the road facing edge of the property) Thirty-Five (35) feet shall be left free and clear of any building or structure. (b) There shall be no shelving unit or construction on this property of any form that shall be visible from the road.
