608 Warranty Deed We, FRED E. KROKER and ETHEL W. KROKER, his wife, of Mansfield in the County of Windham in the Commonwealth of Massachusetts, for consideration paid, grant to James Quina and Bertha Quina, his wife, of 11 Evans Avenue, East Hartford, Connecticut, as joint tenants, With Warranty Covenants the land situated and lying in the Town of Charlestown in the State of Rhode Island, laid out and delineated as Lot Seventeen (17) on that plat entitled, "OCEAN RIDGE Plot One" in the Town of Charlestown, R.I. Property of Fred E. and Ethel W. Kroker. Surveyed and plotted ( June 4 May 4, 1954, [?] Engineer, which plat is recorded in the Office of the Town Clerk of the Town of Charlestown, in Plat Book 2 a page 4 together with the right to use the roads and streets as they are laid out upon the said plat heretofore referred to and to also together with the right to use in common with others, the way (form 40' [?] feet in width) from the "Ocean Ridge Way" and the park and those landings laid out and designated as "Park and Boat Landing" under the title "Ocean Ridge Park and Boat Landing" recorded in the said Office of the Town Clerk and in the Office of the Town Clerk of the Town of South Kingstown in said State in Plat Book 8A page 63. But reserving covenants, to their successors, and their heirs and assigns the right to install in the roads and streets, telephone and electric pole lines or conduits, dig and place water mains, sewers, and conduits for water and sanitary system and for any facility demanded upon the said premises; however the rights to assign the use of said easements to any service of the land heretofore referred to for the purpose of furnishing any more or some of the aforementioned facilities.
