608 Warranty Deed We, FRED E. KROKER and ETHEL W. KROKER, his wife, of Mansfield in the County of Windham in the Commonwealth of Massachusetts, for consideration paid, grant to James Quinn and Bertha Quinn, his wife, of 11 Evans Avenue, East Hartford, Connecticut, as joint tenants, With Warranty Covenants the land situated and lying in the Town of Charlestown in the State of Rhode Island, laid out and delineated as Lot Seventeen (17) on that plat entitled, "OCEAN RIDGE Plot One" in the Town of Charlestown, R.I. Property of Fred E. and Ethel W. Kroker. Surveyed and platted ( June 4 May 4, 1954, ) of Charlestown, in Plat Book 2 at page 4 together with the right to use the roads and streets as they are laid out upon the said plat heretofore referred to and also together with the right to use in common with others, the way (form 40' ) feet in width running North West to South East "on the way" and the park landing laid out and designated as "Park and Boat Landing" under the title "Ocean Ridge Park and Boat Landing" recorded in the said Office of the and in the Office of the Town Clerk of the Town of South Kingstown in said State in Plat Book SA at page 63. But reserving covenants, to themselves, and their heirs and assigns the right to install in the roads and streets, telephone and electric poles line or conduits, drains, gas and water mains, sewers, and conduits for water and sanitation services and any other facilities demanded upon the said facilities for any deed serviced of the land heretofore conveyed. The grantees shall not obstruct the said facilities nor shall they or their heirs or assigns the right to used easements to any service of the land heretofore conveyed for the purpose of furnishing any more or some of the acrodemes facilities.
