607 Warranty Deed We, FRED E. KROKER and ETHEL W. KROKER, his wife of Mansfield in the County of Bristol in the Commonwealth of Massachusetts, for consideration of [?] paid by and to us by Eleanor Botondo, his wife, of 255 Farmington Avenue, Cranston Rhode Island, in hand paid, receipt of which on these presents we do hereby acknowledge, have granted, bargained and sold, and by these presents do grant, bargain and sell with Warranty Conveyance the land situated and lying in the Town of Charlestown in the State of Rhode Island, last laid out and delineated as Lot Three-Hundred and Eighty-Three (383) on the plat entitled, "OCEAN RIDGE PLAT Two in the Town of Charlestown, R.I. Property of Fred E. and Ethel W. Kroker, Surveyed and platted [ July, 1954 by Willard E. Easterling Engineer, which plat is of record in the Office of the Town Clerk of the Town of Charlestown, in Plat Book a 3 page 67 together with the right to use the roads and streets where on the said plat come out the base line of the plat heretofore referred to and also together with the right to use in common with others the way forty (40) feet in width designated as "Private Right of Way" and the park and boat landing listed and designated as "Park and Boat Landing" upon that plat entitled, "Ocean Ridge Park and Boat Landing" recorded in the said Office of the Town Clerk in Charlestown in Plat Book a 3 page 67 and in the Office of the Town Clerk of the Town of South Kingstown in said State in Plat Book a 84 page 67. Reserving nevertheless, to these grants and their heirs and assigns the right to install in the roads and streets, telephone and electric poles or lines conduits, gas, water and sewer mains and sewers and conduits for water and sewerage as may be necessary for the proper servicing of the subject of the warranty of the grant. The grantors further reserve the right to assign the use of the said easements to any person, firm or corporation for the purpose of furnishing any one or more of the services aforesaid. The land herein conveyed is subject to the following restrictions: (1) There shall be no building or structure erected upon a lot less than Twenty five (25) feet wide. (2) No building or structure shall be erected or maintained on any lot less than Twenty five (25) feet wide. (3) No building or structure shall be erected or maintained on any lot less than Twenty five (25) feet wide.
