604 Warranty Deed We, FRED E KROKER and ETHEL W KROKER, wife of him, Mansefield of the County of Bristol in the Commonwealth of Massachusetts, for consideration paid over to Raymond B. Bagley and Theresa G. Bagley, his wife, of 138 Jewett Street, Providence, R. Island, grant and release and convey with Warranty Covenants the land called and lying in the Town of Charlestown in the State of Rhode Island, laid out and delineated as Lot Two-Hundred and Ninety-One (291) on that plat entitled, "OCEAN RIDGE Plat Two One in the Town of Charlestown, R.I. Property of Fred E. and Ethel W. Kroker. Surveyed and platted July 4, 1954 by Wilfred R. Enumachen, Engineers, which plat is of record in the Office of the Town Clerk of the Town Clock of the Town of Charlestown, in Plat Book 2 at page 4, and the boundaries of the roads and streets in oven as they are laid out upon the plat heretofore referred to and together with the right to use in common with others, the way (forty (40) feet in width) designated as "Private Right of Way" and the park bout to and together with the right to use in common with others, the way (forty (40) feet in width) designated as "Private Right of Way" and the park bout land heretofore referred to as "Park and Boat Landing" upon that plat entitled, "Ocean Ridge Park and Boat Landing" recorded in the said Office of the Town Clerk in Plat Book 2 at page 4 and in the Office of the Town Clerk of the Town of South Kingstown in said State in Plat Book 4 at page 84 as follows: subject to the reservations, grants to others and their heirs and assigns the rights to install in the roads and streets, highways and telephone electric pole lines or con- duits, gas, water and sewer mains and water and sewer connections for the purpose of constructing or maintaining a convenient or necessary way for grants for the purpose of installing gas, water and sewer mains and water and sewer connections. The grantors further reserve the right to access the said way for the purpose of maintaining the same.
