602 Warranty Deed This Indenture, made 10th day of July 1957, between Fred E. Kroker and Ethel W. Kroker, wife of, Mansfield in the County of Bristol, in the Commonwealth of Massachusetts, for consideration paid, grant to Wilfred J. Bonin and Yvonne Bonin, his wife, of 87 Gapitol Street, Pawtucket, Rhode Island, said grants, quit claim and convey with Warranty Covenants the land situated and lying in the Town of Charlestown in the State of Rhode Island, laid out and delineated as Lot Two-Hundred and Eighty-Five (285) on that plat entitled, "OCEAN RIDGE Plat Two" filed August 1954 in Town of Charlestown, R.I. Property of Fred E. and Ethel W. Kroker. Surveyed and planned ( July , 1954 ) by Wilfred R. Bonin, Registered Engineer, which plat is recorded in the Office of the Town Clerk of the Town of Charlestown in Plat Book 2 at page 64. The grantee shall have the right to use in common with others, the way (forty feet) in width designated as "Private Right of Way" and the park lot and to take and together with the right to use in common with others, the way (forty feet) in width designated as "Private Right of Way" and the park lot and the building lot designated as "Park and Boat Landing" upon that plat entitled, "Ocean Ridge Park and Boat Landing" recorded in the said Office of the Town Clerk in Plat Book 2 at page 64. But reserving nevertheless, to these grantors and their heirs and assigns the right to install in the roads and streets, telephone and electric poles line or conduits, gas, public water and sewer pipes or conduits of any size and material, and to maintain and operate such conduits or equipment for the benefit of the grantors, their heirs and assigns, and for the purpose of adjusting and aligning property. The grantors further reserve the right to install pipes or conduits by seminary for the benefit of the grantors, their heirs and assigns, and for the purpose of adjusting and aligning property.
