600 Warranty Deed We, FRED E. KROKER and ETHEL W. KROKER, his wife, of Mansfield in the County of Bristol in the Commonwealth of Massachusetts, for consideration of and in exchange for Grossest A. Halliot and Rita A. Halliot, his wife of 41 Reynolds Street, Danielson, Connecticut, ten dollars ($10.00) with Warranty Covenants the land situated and lying in the Town of Charlestown in the State of Rhode Island, laid out and delineated as Lot Sixty (60) on that plat entitled, "OCEAN RIDGE Plat One" is in the Town of Charlestown, R.I. Property of Fred E. and Ethel W. Kroker. Surveyed and filed June 25, 1954 by Winfred R. Easterbrook, Engineer, which plat is a record in the Office of the Town Clerk of the Town Clerk the Town of Charlestown, in Plat Book 2 at page 4 and together with the right and the ease to use in common with others, the way now forty (40) feet in width designated as "Private Right of Way" on the park and best herebefore referred to. land lying and described as "Park and Best Landing" upon that plat, entitled "Ocean Ridge Park and Best Landing" recorded in the Said Office of the land evidence records of the Town of Charlestown, R.I. and in the Office of the Town Clerk of the Town of South Kingstown in said Some in Plat Book Town Clerk in Charlestown in Plat Book 2 at page 4 8A at page 63. Being premises heretofore, to the grantors and their heirs and assigns the right to install in the roads and streets, telephone and electric poles line or system drains, gut pipes and water mains, sewer and water pipes, and to make excavations concerning the removal of such poles lines or systems by grants for the purpose of installing such poles lines or systems and for adjusting the adjacent properties. The grantors further reserve the right to agree to the selling of all such poles lines or systems to the electric light and power company or companies. The grantors reserve the right of the first refusal to take Records of Texas person, firm or corporation for the purpose of purchasing the premises. The land above described is subject to the following restrictions and conditions subject to the following restrictions: (1) There shall be no building constructed over a five foot (5') distance from the boundary line of the lot.
