598 Warranty Deed We, FRED E. KROKER and ETHEL W. KROKER, his wife of Mansfield in the County of Bristol in the Commonwealth of Massachusetts, for con- sideration paid, grant to John L. Jarrier, Jr. and Claire J. Jarrier, his wife of St. James, Long Island, New York, [?] of Warranty Conveyance the land situated and lying in the Town of Charlestown in the State of Rhode Island, laid out and delineated in Lot Two Hundred-and Five (205) on that plat entitled, "OCEAN RIDGE Plat Two" in the Town of Charlestown, R. I. Property of Fred E. and Ethel W. Kroker. Surveyed and [?] Willet R. Estabrook, Engineer, which plat is a record in the Office of the Town Clerk of the Town platted [ July, 1954 ] of Charlestown, in Plat Book 2 at page 1 together with the right to use the roads and streets as they are laid out upon the plat hereinafter referred to to and also together with the right to use in common the ways, other the way (forty ft.) in width designated as "Private Right of Way" the and park the boat land hereinafter laid out and designated as "Park and Boat Landing" upon that plat entitled, "Ocean Ridge Park and Boat Landing" recorded in the said Office of the Town Clerk in Charlestown Plat Book 2 at page 8A and in the Office of the Town Clerk of the Town of South Kingstown in said State in Plat Book 8A at page 8A; By granting these reservations, to the grantees and their heirs and assigns the right to use in the streets and avenues, telephone and electric pole lines com- mon, drainage, gut and water sewers manage and operate in the said plat.
