602 Warranty Deed We, FRED E. KROKER and ETHEL W. KROKER, his wife, of Mansfield in the County of Bristol, in the Commonwealth of Massachusetts, for con- sideration paid and quit claim to Wilfred J. Bonin and Yvonne Bonin, his wife, of 87 Gapitol Street, Pawtucket, Rhode Island, and their heirs, in the town of Charlestown, County of Washington, State of Rhode Island, laid out and delineated as Warranty Conveyance the land situated and lying in the Town of Charlestown in the State of Rhode Island, laid out and delineated as Lot Two-Hundred and Eighty-Five (285) on that plat entitled, "OCEAN RIDGE Plat Five Six in Town of Charlestown, R.I. Property of Fred E. and Ethel W. Kroker. Surveyed and platted ( July , 1954 by Wilfred R. [?] Engineer, which plat is recorded in the Office of the Town Clerk of the Town of Charlestown, in Town Book 2 at page 58. number [?] of the lots and roads as shown and are by the plat unless the plat heretofore referred to and also together with the right to in common with others, the way forty (40) feet in width designated as "Private Right of Way" and the park bout and the park lots designated as "Park and Boat Landing" upon that plat entitled, "Ocean Ridge Park and Boat Landing" recorded in the said Office of the Town Clerk in Charlestown in Town Book 2 at page 58. and in the Office of the Town Clerk of the Town of South Kingstown in Town Book 5 BA page 67). But reserving nevertheless, to these grantors and their heirs and assigns the right to install in the roads and streets, telephone and electric poles line con- ductors, gas, public water and sewer pipes of suitable size and material, and to maintain the same, provided no convenience or obstruction be caused to the town, the abutters, or any person for the purpose of adjusting and improving adjacent properties. The grantors further reserve the right to install for the benefit of the above mentioned property, and for the benefit of any other property owned by them or their heirs and assigns, in the Real Estate Taxes of Record, person, firm or corporation for the purpose of installing the following restrictions: (a) There shall be no building erected on any lot in this subdivision, except as follows:
