parties executing the foregoing instrument, and they acknowledged said instrument, by them
executed, to be their free act and deed.

WARRANTY DEED
KNOW ALL MEN BY THESE PRESENTS, That We, CLIFFORD W. MITCHELL, single, and ROBERT D.
MITCHELL, single, both of the Town of Westerly, County of Washington and State of Rhode Island,
for consideration paid, grant to WATTY CAPALBO and LEONA W. CAPALBO, husband and wife, both
of said Town of Westerly, County of Washington and State of Rhode Island, as JOINT TENANTS
and not as tenants-in-common, with WARRANTY COVENANTS
(Description, and Incumbrances, if any)
That certain real estate situated in the Town of Charlestown, County of Washington,
State of Rhode Island, and described as follows:
A certain Tract or parcel of land, together with all improvements thereon,
being Lot No. 1 Wood Road in a certain plat entitled "Flat of Cottage Sites,
on Property of H. R. Burdick, East Beach, Charlestown, R. I.,
by G. W. Woodward," which said plat is on record in the Land Evidence
records of said Town of Charlestown, in Bk 46, pl reference there
being hereby had and made for a more particular description of said premises.
Being the same parcel conveyed to the grantors herein by deed of Robert P.
Mitchell, which deed is dated June 1st, 1957 and is recorded in the
Records of Land Evidence in said Town of Charlestown, R. I., in Book No. 32,
Page 680.
We, Clifford W. Mitchell and Robert D. Mitchell, grantors herein, hereby
covenant that we are soles.
WITNESS our hands this 5th day of July 1957.
