573 Warranty Deed We, FRED E. KROKER and ETHEL W. KROKER, his wife, of Mansfield in the County of New London in the Commonwealth of Massachusetts, for consideration paid, grant to Louis N. Ullman, of 35 Hughes Avenue, Pawtucket, Rhode Island with Warranty Covenants the land situated and lying in the Town of Charlestown in the State of Rhode Island, all said out delineated and as Lot Fifty-Four (54) on that plat entitled, "OCEAN RIDGE Plat One" in the Town of Charlestown, R.I. Property of Fred E. and Ethel W. Kroker, Surveyed and platted May & June, 1954 by Wilfred E. Baumberger/Engineer, which plat is of record in the Office of the Town Clerk of the Town of Charlestown, in Plat Book 2 at page 84 together with the right of way and easements as they are laid out upon the plat the premises heretofore referred to and also together with the right to use in common with others, who may have the very forty (40) feet in width designated as "Private Right of Way" and the park and boat landing laid out and designated as "Park and Boat Landing" upon that plat entitled, "Ocean Ridge Park and Boat Landing" recorded in the said office of the Town Clerk in Charlestown in Plat Book 2 at page 84 and in the Office of the Town of South Kingstown in said State in Plat Book 84 at page 2. But reserving nevertheless, to these grantors and their heirs and assigns the right to install in the roads and streets, telephone and electric pole lines or con- duits, gas and water mains, sewer and drain lines, and to maintain the same. The grantors reserve the right to install pipes or conduits for the purpose of draining the surface of the land hereby conveyed and for adjusting and aligning property lines. The grantors further reserve the right to assign the use of said easements to any person or entity who may acquire the title to the land.
