572 Warranty Deed We, FRED E. KROKER and ETHEL W. KROKER, his wife, of Mansfield in the County of Bristol in the Commonwealth of Massachusetts, for consideration paid, grant to Leon P. Lessard and P. Lucille Lessard, his wife, of 5 Stenton Avenue, Norwich, Connecticut, with Warranty Covenants the land situated and lying in the Town of Charlestown in the State of Rhode Island, laid out and delineated as Lot Forty-Nine (49) and Lot Fifty (50) on that plat entitled, "OCEAN RIDGE Plat One" in the Town of Charlestown, R.I. Property of Fred E. and Ethel W. Kroker, Surveyed and filed May 1, 1936, which plat is of record in the Office of the Town Clerk of the Town of Charlestown, in Plat Book 1 page 5 together with the right to use the roads and streets in and over the roads and streets as they are laid out upon the platinsertBeforeed hereto and also together with the right to use in common with others, the way (forty feet) in width then designated as "Private Right of Way" between the park and the boat landing laid out and designated as "Park and Boat Landing" upon that plat entitled, "Ocean Ridge Private Park and Boat Landing" recorded in the said Office of the Town Clerk in Charlestown in Plat Book 2 at page 2 and in the Office of the Town Clerk of the Town of South Kingstown in said State in Plat Book 2 page 1. Reserving nevertheless, in their grantors and their heirs and assigns, the right and rights to install in the roads and streets, telephone and electric pole lines or conduits for the purpose of providing telephone and electric light and power to the above described premises and to maintain and operate such lines or conduits by easement for the service of the land hereby conveyed and for adjoining and adjacent property. The grantors reserve the right to assign the use of said easements to any person, firm or corporation. Subject to the Real Estate Taxes of Record: (1) The right of the Town of Charlestown to assess and collect taxes upon the property herein conveyed to extend from the boundary of the Parcel or Lot forty feet from the boundary of the Parcel or Lot (both feet) from the boundary of the Parcel or Lot designated as from the distance from the rear boundary of our house and from the boundary of our house.
