570 Warranty Deed We, FRED E. KROKER and ETHEL W. KROKER, his wife, of Mansfield in the County of Bristol in the Commonwealth of Massachusetts, for consideration paid, grant to Charles G. Lapham, of 9 Bailey Street, Rumford 16, Rhode Island with Warranty Covenants the land and situated lying in the Town of Charlestown in the State of Rhode Island, laid out and delineated as Lot Fifty-Five (55) on that plat entitled, "OCEAN BLUE HOPE" One plat dated June 1, 1954) in the Town of Charlestown, R.I. Property of Fred E. and Ethel W. Kroker. Surveyed and signed by W. R. [?] Engineer, which plat is on record in the Office of the Town Clerk of the Town of Charlestown, in Plat Book 2 at page 4 together with the right to use the roads and streets as they are laid out upon the plat heretofore referenced and to also share and together with the right to use in common with others, the way (forty 40 feet) in width designated as "Private Right of Way" and the park and boat landing laid out and designated as "Park and Boat Landing" upon that plat entitled, "Ocean Blue Ridge Park and Boat Landing" recorded in the said Office of the Town Clerk in Charlestown in Plat Book 2 at page 4 and in the Office of the Town Clerk of the Town of South Kingstown in said State in Plat Book 2 at page 4. But reserving nevertheless, to themselves, their grantees and their heirs and assigns the right to install in the roads and streets, telephone and electric pole lines or communication lines and to maintain the same. The grantors further reserve the right to use the said roads and streets for ingress and egress and convenience by easement for the service of the land hereby conveyed and for accessing and adjoining adjacent property. The grantors further reserve the right to assign the use of said easements to any person or entity. Subject to the Real Estate Taxes for the year 1957. Subject to the following restrictions: (a) No building shall be erected upon any Lot except in the center of the Lot. (b) No building shall be erected upon any Lot closer than 25 feet from the boundary of the Parcel or Eighty (80) feet from the boundary of the Parcel.
