568 Warranty Deed We, FRED E. KROKER and ETHEL W. KROKER, wife of his, Manifold in the County of Bristol in the Commonwealth of Massachusetts, for consideration paid, grant to Dorothy S. Feguerede, of 68 Winslow Street, Riverside, Rhode Island with Warranty Covenants the land situated and lying in the Town of Charlestown in the State of Rhode Island, laid out and delineated as Lot Two (2) on that plat entitled, "OCEAN RIDGE Plat One" Plat One in the Town of Charlestown, Rhode Island l. Property of Fred E. and Ethel W. Kroker, Surveyor and (filed May 2, 1954) of Charlestown, in Plat Book 2 at page 8 William R. Eatwright, Engineer, which plat is on record in the Office of the Town Clerk of the Town of Charlestown, in Plat Book 2 at page 8 together with the right to use the roads and streets as they are laid out upon the plat heretofore referenced and to also share and together with the right to use in common with others, the way (forty (40) feet in width designated as "Private Right of Way" the and park the boat landing laid out and designated as "Park and Boat Landing" used "Ocean Ridge Park and Boat Landing" recorded in the said Office of the Town Clerk in Charlestown in Plat Book 2 at page 8 and in the Office of the Town Clerk of the Town of South Kingstown in said Plat Book 8 at page 8. But reserving nevertheless, to these grantors and their heirs and assigns the right to install in the roads and streets, telephone and electric pole lines or com- munications lines, water, sewer or gas mains, and other utilities, and to maintain and repair the same, and to conveniently or by agreement said grantors for the service of the land hereby conveyed and for adjoining and adjacent property. The grantors further reserve the right to assign the use of said easements to any person or persons to whom they may convey the property. Subject to Real Estate Taxes of the town of Charlestown. Subject to the following restrictions: (a) No building shall be erected on any lot (except a building on a lot larger than 25,000 sq ft) except from the boundary of the Parcel or Right (8) ft from the
