567 Warranty Deed We, FRED E. KROKER and ETHEL W. KROKER, his wife, of Mansfield in the County of Bristol in the Commonwealth of Massachusetts, for consideration paid, grant to Ellen F. Frye and Bertha E. Brophy, of Post Road, Bradford, Rhode Island hereinafter called the grantees with Warranty Covenants the land situated and lying in the Town of Charlestown in the State of Rhode Island, laid out and delineated as Lots Two-Hundred and Thirty-One (231) and Two-Hundred and Thirty Two (232) and Two-Hundred and Thirty-four (234) on that plat entitled, "OCEAN RIDGE PLAT Two [?] in the Town of Charlestown, R.I. Property of Fred E. and Ethel W. Kroker, Surveyed and plated ( July, 1937 ) by E. Rambow, Engineer, which plat is recorded in the Office of the Town Clerk of the Town of Charlestown, in Book 2 at page 57 ( ) Written as the grantees use the roads and streets as they are laid out upon the plat hereinafter referred to and together with the right to use in common with others, the way (forty feet in width) designated as "Private Right of Way" and the part of the book landing laid out and designated as "Park and Boat Landing" upon that plat entitled, "Ocean Ridge Park and Boat Landing" recorded in the said Office of the Town Clerk in Charlestown in Plat Book 2 at page 57 and recorded in the Office of the Town Clerk of the Town of South Kingstown in said State in Plat Book 8A at page 57. But reserving, nevertheless, to the grantors and their heirs and assigns the right to use the roads and streets, telephone and electric poles and line conduits, gas and water mains, sewers and drains, and other utilities now or hereafter constructed upon the premises, and the right to make reasonable improvements or extensions of the service of the land hereby conveyed for and adjoining and adjacent property. The grantors further reserve the right to use the assign of all easements to any person or corporation for the purpose of providing utility services. Subject to Real estate Taxes of Record. Subject to the following restrictions: (a) There shall be no building or structure erected on any lot except a one family dwelling house. (b) No building or structure shall be erected on any lot closer than Twenty (20) feet from the boundary of the property at (East) ( West) ( North) ( South) (c) There shall be no building or structure erected on any lot closer than Twenty (20) feet from the boundary of any other lot. (f) All buildings constructed hereafter shall be built to a minimum height of ten (10) feet. (g) There shall be no building or structure erected on any lot closer than Twenty (20) feet from the center of any road or street. (h) No building or structure shall be erected on any lot closer than Twenty (20) feet from the center of any road or street. (i) No building or structure shall be erected on any lot closer than Twenty (20) feet from the center of any road or street.
