567 Warranty Deed We, FRED E. KROKER and ETHEL W. KROKER, his wife, of Mansfield in the County of Bristol in the Commonwealth of Massachusetts, for consideration paid, grant to Ellen F. Frye and Bertha E. Brophy, of Post Road, Bradford, Rhode Island leave to use the roads and streets as they lie used up on the plat beforehand referred to and together with the right to use in common with others, the way (forty feet in width) designated as "Private Right of Way" and the park and boat landing laid out and designated as "Park and Boat Landing" upon that platted entitled, "Ocean Ridge Park and Boat Landing" recorded in the said Office of the Town Clerk in Charlestown in Plat book 2 at page 84 and in the Office of the Town Clerk of the Town of South Kingstown is said in Plat Book 84 at page 84. But reserving nevertheless, to the grantors and their heirs and assigns the right to use the roads and streets, telephone and electric poles and line conduits, gas and water mains, sewer and drainage pipes, and all other utilities now or hereafter constructed upon the said roads and streets, and the right of servitude of the land hereby conveyed for and adjoining and adjusting property boundaries. The grantors further reserve the right to use the sign of all easements to any property now or hereafter owned by the grantors or their heirs and assigns. Subject to Real estate Taxes of Record. (a) There shall be no building or structure erected on any Lot except in the following manner: (1) No building or structure shall be erected on any Lot smaller than Two hundred and Thirty one (231) feet from the boundary of the property at East (8) feet from the boundary of the property at West (8) feet from the boundary of the property at North and twenty feet from the boundary of the property at South. (2) There shall be no structure or building of any metal unless said metal be painted. (3) All buildings constructed shall be of permanent materials.
