566 Warranty Deed We, FRED E. KROKER and ETHEL W. KROKER, his wife, of Mansfield in the County of Windham in the Commonwealth of Massachusetts, for consideration, grant to Frederick D. Peterson and Mary S. Peterson, his wife, of 582 North Main Street, Charlestown, Rhode Island, Lot One (1) as shown on the plat described herein, with Warranty Conveyance the land situated and lying in the Town of Charlestown in the State of Rhode Island, laid out and delineated as Lots One-Hundred and Four (104) and One-Hundred and Five (105) on that plat entitled, "OCEAN RIDGE Plat One" One) in the Town of Charlestown, R.I., Property of Fred E. and Ethel W. Kroker, Surveyed and platted (March 9, June 1934) by W. E. [?] Engineer, which plat is recorded in the Office of the Town Clerk of the Town of Charlestown, in Plat Book 2 at page 2 together with the right to use the roads and streets as shown on the plat wherefore the right to use the roads and streets are in fee and the others laid out upon the plat brushlessfore referred to and also together with the right to use in common with others, the way (forty 40 feet) in part described as "Private Right of Way" and the park bust and landing laid out and designated as "Park Bust and Landing" upon that plat entitled, "Ocean Ridge Park Bust and Landing" recorded in the Said office of the Town Clerk of Charlestown in Plat Book 2 at page 2 and in the Office of the Town Clerk of the Town of South Kingstown in said State in Plat Book 8 at page 11. Reserving nevertheless, to their grants and heirs and assigns the right to use in said roads, streets, telephone and electric pole lines or con- duits, gas and water pipes and sewers, the right of ingress and egress over and across said roads, streets, telephone and electric pole lines or con- duits, gas and water pipes and sewers, the service of the land hereby conveyed for and adjoining and adjacent property. The grantors reserve the right to assign the use of said easements to any person or persons. Subject to Real estate Taxes of the Town of Charlestown. The land herein described is comprised of the following restrictions: (1) No building shall be erected on any lot smaller than 50 feet in width and 100 feet in depth or any lot bounded on the property
