563 Warranty Deed We, FRED E. KROKER and ETHEL W. KROKER, his wife, of Mansfield in the County of Bristol in the Commonwealth of Massachusetts, for consideration paid, grant to Harry A. Roel, of 92 Barnold Street, West Warwick, Rhode Island with Warranty Covenants the land situated and lying in the Town of Charlestown in the State of Rhode Island, laid out defined and delineated as Lot One-Hundred and Sixteen (116) on that plat entitled, "OCEAN RIDGE Plat One" in the Town of Charlestown, R. I. Property of Fred E. and Ethel W. Kroker, Surveyed and platted ( May 4, 1954 ) by William R. Engineering, which plat is on record in the Office of the Town Clerk of the Town Clock of the of Charlestown, in Plat Book 8 at page 11 together with the right to use on the roads and streets as they are laid out upon the plat heretofore referenced and together with the right to use in common with others, the way (four feet) in width designated as "Private Right of Way" and the park belt land lying outlined and designated as "Park Belt and Landing" upon that entitled, "Ocean Ridge Plat and Park Belt Landing" and recorded in the said Office of the Town Clerk in Charlestown in Plat Book 2 at page 88 and in the Office of the Town Clerk of the Town of South Kingstown. But reserving nevertheless, in these grants and their heirs and assigns the right to install in the roads and streets, telephone and electric poles line of com- munications and power lines, and to maintain and repair the same, and to install water, sewer or facility device convenient or necessary for said grants by the service of the land hereby conveyed and for adjacent and adjoining property. The grantors further reserve the right to assign any such rights to any person, firm or corporation, provided that such rights shall be appurtenant to the land. The land hereinbefore described is conveyed subject to the following restrictions: 1. No building shall be erected on any lot except in the front 25% of the lot. No building shall be erected within 25 feet from the boundary of the Parcel (8 feet) from the street line. No building shall be erected within 15 feet from the side and rear boundary lines. No building shall be erected within 10 feet from the side boundary line where the parcel is of diminished distance from the street line and rear boundary line. (10 feet) shall be maintained for use of the Parcel (8 feet) from the street line. All buildings constructed shall be set back from the street line at least 25 feet. No building shall be erected within 15 feet from the side boundary line where the parcel is of diminished distance from the street line and rear boundary line. The building (100%) shall be constructed for use of the Parcel (8 feet) from the street line.
