563 Warranty Deed We, FRED E. KROKER and ETHEL W. KROKER, his wife, of Mansfield in the County of Bristol in the Commonwealth of Massachusetts, for consideration paid, grant to Harry A. Roel, of 92 Barnold Street, West Warwick, Rhode Island with Warranty Conveyance the land situated and lying in the Town of Charlestown in the State of Rhode Island, laid out defined and delineated as Lot One-Hundred and Sixteen (116) on that plat entitled, "OCEAN RIDGE Plat One" in the Town of Charlestown, R. I. Property of Fred E. and Ethel W. Kroker, Surveyed and platted ( May 1, 1954 ) William R. [?] Engineer, which plat is on record in the Office of the Town Clerk of the Town Clock of the of Charlestown, in Plat Book 8 at page 37 together with the right to use on the roads and streets as they are laid out upon the plat heretofore referenced and together with the right to use in common with others, the way ( forty 4 ) feet in width designated as "Private Right of Way" and the park belt landing laid out and designated as "Park and Boat Landing" upon that entitled, "Ocean Ridge Plat and Boat Landing" recorded in the said Office of the Town Clerk in Charlestown in Plat Book 2 at page 87 and in the Office of the Town Clerk of the Town of South Kingstown. But reserving nevertheless, in these grants and their heirs and assigns the right to install in the roads and streets, telephone and electric pole lines cum on the [?] of the land, and to maintain and repair the same, and to install any necessary facility deemed convenient or necessary by said grants for the service of the land hereby conveyed and for adjacent and adjoining property. The grantors further reserve the right to assign any such rights to any person, firm or corporation, provided that such rights shall be for the same purpose as herein reserved. The land heretofore described is conveyed subject to the following restrictions: 1. No building shall be erected upon any part of the land except within the building line which is 100 feet from the center of the Road ( 4 ) feet from the [?] of the land and 20 feet from the boundaries of the lot. ( 5 ) No building shall be erected upon any part of the land except within the building line which is 100 feet from the boundary of the lot and distinguished from the road by the use of [?] ( 6 ) All buildings constructed hereby are subject to the following: ( a ) No building shall be erected upon any part of the land except within the building line which is 100 feet from the boundary of the lot.
