562 Warranty Deed We, FRED E. KROKER and ETHEL W. KROKER, his wife, of Mansfield in the County of Bristol in the Commonwealth of Massachusetts, for consideration paid, grant to Franco Puello and Nellie Puello, his wife, of 10 Joy Street, Johnston, Rhode Island, as joint tenants with Warranty Convey the land situated and lying in the Town of Charlestown in the State of Rhode Island, laid out and delineated as Lot Two Hundred and Forty-two (242) on this plat entitled, "OCEAN RIDGE Plat Two" in the Town of Charlestown, R.I. Property of Fred E. and Ethel W. Kroker, Surveyed and plotted (July, 1954) witnessed R. [?] Engineers—which plat is of record in the Office of the Town Clerk of the Town of Charlestown, in Plat Book at page 2 together with the right to use in common with others, the way (forty ft) in width designated as "Private Right of Way" and the port base and landing laid out and designated as "Park Base and Landing" upon that plat entitled, "Ocean Ridge Park and Base Landing" recorded in the Said office of the Town Clerk in Charlestown in Plat Book at page 2 and in the Office of the Town Clerk of the Town of South Kingstown in said State in Plat Book 8A at page 82; But reserving unto ourselves, the grantors and their heirs and assigns the right to install in the roads and streets, telephone and electric poles or convenience poles or underground conduits for the purpose of carrying telephone and electric lines, and to maintain such conveniences or equipment as may be necessary for the purpose, and to provide for adjusting and adjoining permanent property. The grantors further reserve the right to assign the use of said easements to any person, firm or corporation for the purpose of furthering any intent or convenience of the grantors. Subject to real estate taxes of record The following restrictions are hereby established for the benefit of the property hereby conveyed and all other lots on the plat: (a) There shall be no building erected on any lot except a one family dwelling house and a garage. (b) No building shall be erected on any lot except in accordance with the following setbacks: no building shall be erected within twenty (20) feet from the front boundary of such parcel. (c) There shall be no erecting or installing any structure or equipment which may be considered a nuisance to the neighborhood.
