559 Warranty Deed We, FRED E. KROKER and ETHEL W. KROKER, his wife, of Morefield in the County of Bristol in the Commonwealth of Massachusetts, for consideration and grant to Irving F. Gaulin and Barbara L. Gaulin, his wife, of 84 Dale Avenue, Cranston, Rhode Island, in the year nineteen hundred and fifty seven, With Warranty Conveyons the land situated lying and siting in the Town of Charlestown in the State of Rhode Island, last duly outlined and described as Lot Two-Hundred and Fifteen (215) on that plat entitled, "OCEAN RIDGE PLAT Two" in the Town of Charlestown, R.I. Property of Fred E. and Ethel W. Kroker, Surveyed and witnessed by William R. [?], Engineer/Surveyor, which plat is of record in the Office of the Town Clerk of the Town of Charlestown, plated July 1, 1954 together with the right to use the roads and streets as they are laid out upon the plat unless the plat heretofore referred to of Charlestown, in Plat Book 2 at page 8 and together with the right to use in common with others, the way (four ft) feet in width designated as "Private Right of Way" on the park and the boat landing laid out and designated as "Park and Boat Landing" under that plat entitled, "Ocean Ridge Park and Boat Landing" recorded in the said Office of the Town Clerk in Platbook 2 at page 8 and in the Office of the Town Clerk of the Town of South Kingstown said in Plat Book 2 at page 84 of said town. But reserving nevertheless, to these grantors and their heirs and assigns the right to haunt in the roads and streets, telephone and electric pole lines or conduits, gas and water mains, sewer and waste lines, and other utilities. The grantors reserve the right to maintain and operate any corporation or association for the purpose of maintaining the roads and streets and other utilities. The grantors further reserve the right to assign the use of said easements to any persons, firm or corporation for the purpose of maintaining the forest. The land herein described is conveyed subject to the following restrictions: (a) There shall be no building on the land except a single family dwelling house not to exceed one story in height (Twenty ft) from the boundary of any lot (Eight ft) from the boundary of any lot. (b) All buildings constructed on any lot shall be set back from the street line at least twenty five (25) feet. (c) There shall be no building or structure of any kind constructed on any lot except as provided for in restriction (a). (d) All buildings constructed on any lot shall be set back from the boundary of any lot (Eight ft) from the boundary of any lot. (e) No building or structure shall be constructed on any lot except in accordance with the provisions of this restriction. (f) No building or structure shall be constructed on any lot except in accordance with the provisions of this restriction. (g) No building or structure shall be constructed on any lot except in accordance with the provisions of this restriction. (h) No building or structure shall be constructed on any lot except in accordance with the provisions of this restriction. (i) No building or structure shall be constructed on any lot except in accordance with the provisions of this restriction. (j) No building or structure shall be constructed on any lot except in accordance with the provisions of this restriction.
