557 / Warranty Deed We, FRED E. KROKER and ETHEL W. KROKER, his wife, of Marshfield in the County of Bristol in the Commonwealth of Massachusetts, for consideration and quitclaim to, Joseph H. Bardick, of the Rock of 117, Anaway, Rhode Island (Mailing Address): 8 Royes Avenue, Charlestown, Rhode Island, with Warranty Conveyance the land situated and lying in the Town of Charlestown in the State of Rhode Island, laid out and delineated as follows Lot One-Hundred and Fifteen (115) on this plat entitled, "OCEAN RIDGE PLAT One in the Town of Charlestown, R.I. Property of Fred E. and Ethel W. Kroker, Surveyed and plotted ( May & June, 1954 ) by Wilfred R. Emerson/Engineer, which plat is on record in the Office of the Town Clerk of the Town of Charlestown, in Plat Book 2 at page 34 together with the right to use in common with the other lots on the road and streets as they are laid out upon the plat the beforedescribed plat and together with the right to use in common with the other lots, with the way forty (40) feet in width designated as "Private Right of Way" and the park lot and together with the right to use in common with the other lots, the land laid out and designated as "Park and Boat Landing" upon that plat entitled, "Ocean Ridge Park and Boat Landing" recorded in the said Office of the Town Clerk in Platbook 2 at page 34 and in the Office of the Town Clerk of the Town of South Kingstown in said Plat Book 2 at page 65. Reserving unto ourselves, and to our grantees and their heirs and assigns the right to install in the roads and streets, telephone and electric poles and line or conduits, gas and water mains, sewer and sewer mains of adequate size and capacity, and to maintain and repair the same, and to construct connections or other structures necessary for the purpose of burying, gas and water mains, sewer and sewer mains and connecting and adjoining property. The grantors further reserve the right to assign the use of said rights from any person, firm or corporation for the purpose of furnishing any of the above mentioned services. The land herein conveyed is subject to the following restrictions: (a) The land shall be used for residential purposes only and subject to the following restrictions: (b) No building shall be erected within Twenty (20) feet from the boundary of the lot or from the center of any road or street.
