556 Warranty Deed We, FRED E. KROKER and ETHEL W. KROKER, his wife, of Mansfield in the County of Bristol in the Commonwealth of Massachusetts, for con- sideration paid, grant to Malcolm A. Cameron and Bertha C. Cameron, his wife, of 80 Shore Drive, Charlestown, Rhode Island, in fee simple, with Warranty Covenants the land situated and lying in the Town of Charlestown in the state of Rhode Island, laid out and delineated as Lot Forty (40) in the Town of Charlestown, R.I. Property of Fred E. and Ethel W. Kroker, Surveyed and on this plat entitled, "OCEAN RIDGE Plat One, platted { May 4, 1954, of Charlestown, in Plat Book 2 at page 4 together with the right to use the roads in common with the others, where the way (40 feet) in width is denoted as "Private Right of Way" the and the park and bot the right to use the park in common with the others, where the way (40 feet) in width is denoted as "Private Right of Way" the and the park and landing laid out and delineated as "Park and Boat Landing" with state plat entitled, "Ocean Ridge Park and Boat Landing" recorded in the Said Office of the Town of Charlestown in Plat Book 2 at page 4 and in the Office and in the Town Office of the Town of South Kingstown in said State in Plat Book 8A at page 67. Reserving, conveying, transferring, and granting to the above heirs and assigns the right to install in the roads and streets, telephone and electric poles or line cut drains, gas and water mains, sewer and drains and convey for storm water and sanitary sewage. The grantor reserves the right to construct or cause to be constructed roads, streets, and other improvements as may be necessary for the adjoining and adjacent property. The grantors further reserve the right to assign or use the said easements to any person, firm, or corporation for the purpose of furthering any or some of the above stated installations. The use of the above described lot is restricted as follows in the following restrictions: (a) There shall be no building erected on a lot less than Twenty Five (25) feet from the front boundary or Twenty (20) feet from any boundary except of the East (or) East lot line.
