555 Warranty Deed Know all men by these presents, that we, FRED E. KROKER and ETHEL W. KROKER, his wife, of Mansfield in the County of Bristol in the Commonwealth of Massachusetts, for consideration and grant to Anne Flaig and Max Flaig, his wife, of 32 Coyle Avenue, Pawtucket, Rhode Island, in hand paid by the said grantees, the receipt whereof the said grantors do hereby acknowledge, with Warranty Conveyance the land situated and lying in the Town of Charlestown in the State of Rhode Island, laid out and delineated as follows: Lot Two-Hundred and Sixty-Five (265) on that plat entitled, "OCEAN RIDGE Plat Two" in the Town of Charlestown, R.I. Property of Fred E. and Ethel W. Kroker, Surveyed and planted (May 3, 1954) by Samuel L. Zwingelius, Engineer, which plat is on file in the Office of the Town Clerk of the Town planted (May 3, 1954) by Samuel L. Zwingelius, Engineer, which plat is on file in the Office of the Town Clerk of the Town of Charlestown, in Plat Book 4 page 8 together with the right to use the roads and streets as they are laid out upon the said plat heretofore referred to and also together with the right to in common with others, the way (forty ft) in width designated as "Private Right of Way" and the park bast land including land designated as and painted as "Park Bast Land and Burning Spot" located in the said Office of the Town Clerk's Town Clerk in Charlestown in Plat Book 4 at page 8 But reserving nevertheless, to these grantors and their heirs and assigns the right to install in the roads and streets, telephone and electric poles line conduits or any other utility. The grantors further reserve a right of way for ingress and egress over the said roads and streets for the purpose of servicing the land hereby conveyed and for adjoining adjacent property. The grantors further reserve the right to assign the said use of easements to any person, firm or corporation that may be the owner of said property. The land hereinabove described is conveyed subject to the following restrictions: (1) No building shall be erected upon the property (except a Twenty (20) feet from any boundary of the parcel) (2) No structure (flat) from the boundary of the parcel to be established from the front and rear boundaries of such parcel.
