554 Warranty Deed We, FRED E. KROKER and ETHEL W. KROKER, his wife, of Mansfield in the County of Bristol in the Commonwealth of Massachusetts, for consideration paid and grant to Maurice Yosinofow and Sylvia S. Yosinofow, his wife, of 50 Susseter Street, Providence 7, Province of Rhode Island, quit claim... with Warranty Covenants the land situated and lying in the Town of Charlestown in the State of Rhode Island, last outlined and defined as Lot Two-Hundred and Forty-three (243) on that plat entitled, "OCEAN RIDGE Plot Two" July, 1936, in the Town of Charlestown, R.I. Property of Fred E. and Ethel W. Kroker, Surveyed and plotted by E. L[?] Gilly, which plat is on record in the Office of the Town Clerk of the Town of Charlestown, in Plat Book 2 at page 8, together with the right to use the roads and streets as they are laid out upon the plat beforehand referenced and to also share together with the right to use in common with others, the way forty (40) feet in width designated as "Private Right of Way" and the park and bast landing land laid out and designated as "Park and Boat Landing" upon that plat entitled, "Ocean Ridge Park and Boat Landing" recorded in the said Office of the Town Clerk in Charlestown in Plat Book 2 at page 8 and in the Office of the Town Clerk of the Town of South Kingstown in said State in Plat Book 8 at page 234. By reserving nevertheless, to the grantors and their heirs and assigns the right to install in the roads and streets, telephone and electric poles or line conduits, drains, gas pipes or sewers, provided such installation shall not interfere with the convenient use of said roads and streets, and further reserving unto the grantors the right to use the services of the land hereby conveyed for correcting and for adjusting adjacent property. The grantor further reserve the right to assign the use of said easements to any persons, firms or corporations in the future. The land hereinabove described is subject conveyed subject to the following restrictions: (1) the buildings shall be set back twenty (20) feet from the boundary of the Parcel or Eighty (80) feet from the center of the road; (2) all buildings constructed upon the premises shall be residential in character and used for dwelling purposes only; (3) no building shall be erected upon any parcel less than 10,000 square feet; (4) no building shall be constructed more than one story above the ground;
